Who This Checklist Is For
If you're about to buy an industrial floor scrubber—or a compact mini scrubber for a smaller facility—run this checklist first. I work in quality and brand compliance for a commercial cleaning equipment manufacturer. I review machines before they ship: roughly 400 units a year, and I've rejected 6% of first deliveries in 2024 over things like brush alignment, weld quality, and spec sheets that didn't match the actual build.
Here's the thing about the cleaning equipment industry: it's changed a lot in the last five years. Battery tech moved from lead-acid to lithium, brush materials got more aggressive, and a wave of "manufacturers" appeared that are really just importers with a logo. What was smart buying advice in 2020 isn't enough in 2025.
This is a seven-step checklist. Work through it before you sign a PO.
Step 1: Verify the Floor Scrubber Manufacturer—Not the Brochure
The first question isn't "how much does it cost?" It's "who actually builds this machine?"
To be fair, some importing operations do solid quality control. But you kinda need to know which type of company you're dealing with before you hand over money.
Ask these directly:
- Where is the machine actually manufactured?
- How long have you been building floor scrubbers specifically? (Not general cleaning equipment—scrubbers.)
- Do you have a formal quality assurance process? What's your first-pass yield?
- Can I arrange a factory tour or a video walkthrough of the production line?
I only started asking these questions after skipping the step once and watching it backfire. We approved a machine based on a polished spec sheet, and the first unit arrived with a scrubbing head that was visibly misaligned. Normal tolerance is under 3 mm; this one was off by nearly 12 mm. The vendor claimed it was "within industry standard." We rejected the batch, they redid it at their cost, and we still lost six weeks of rollout time.
Step 2: Match the Machine to Your Actual Floor Conditions
This is where I see most purchase decisions go off track. Buyers pick a scrubber based on cleaning width and tank size, but they don't think about what's actually under the wheels.
If you have abrasive floors—old concrete, mineral deposits, worn coatings—you need a machine that handles that reality. You might need an abrasive floor scrubber with pads rated for aggressive cleaning, not just "a scrubber" with the default brush.
Check three things:
- Brush pressure, not just brush diameter. Two machines with the same 20-inch brush can have very different downforce. Or rather, they can have very different cleaning results, because brush pressure—not brush diameter—does the heavy lifting on rough surfaces.
- Brush and pad options. Can you swap between abrasive pads, standard brushes, and fine polishing brushes on the same machine? Or are you locked into one type?
- A test run on your floor. Not the showroom, not the parking lot—your floor, with your dirt. If the dealer hesitates, that's an answer in itself.
I ran a blind test with our team a couple of years ago: same machine, standard brush vs. abrasive-rated brush on a worn concrete floor. The difference was visible. Actually, "visible" undersells it—the standard brush left a film, while the abrasive brush lifted embedded grime that had been there for months. Same machine, same operator, different brush. That's what I mean by checking the details.
Step 3: Scrutinize Battery and Runtime Claims
Every manufacturer lists a runtime. Almost none of them define the test conditions.
Runtime claims assume ideal conditions: smooth floor, moderate speed, full battery, constant use. In the field, real-world runtime runs 30-40% lower when you're on rough concrete with maximum brush pressure.
Battery chemistry also matters more than it used to. Lead-acid is cheaper upfront, still. But lithium charges faster, lasts more cycles, and doesn't require the water-maintenance discipline that lead-acid demands. Five years ago, lithium was a premium option you'd rarely justify for a small scrubber. In 2025, it's becoming the default—at least, that's been my experience with the machines coming through our facility. I would not buy a new mini scrubber with lead-acid unless I had a clear operational reason.
Whatever you choose, calculate the battery replacement into your decision. A lead-acid pack might serve 1,500 cycles; lithium often doubles that. The upfront price of the machine tells you almost nothing about which battery is cheaper in the long run.
Step 4: Confirm Serviceability and Parts Availability
This is the step I see skipped most often in purchase reviews, and it's the one that ends up costing the most.
Ask about parts availability directly. Are parts stocked locally, or shipped from overseas? What's the average lead time—as a contract commitment, not a "we'll do our best"? Can your own maintenance team service the machine, or is a certified technician required for every repair? And what does the warranty claims process actually look like, step by step?
We didn't have a formal process for vetting serviceability with one of our vendors, and it cost us when a production machine went down and we waited 11 days for a replacement brush motor. The third time we had a delay like that, I finally built a serviceability checklist and made it a mandatory part of every purchase review. Should have done it after the first time.
This is also why I'm a fan of manufacturers with a long track record and a broad product line. Look for specific numbers. "Works great!" tells you nothing. "We run it two shifts a day on sealed concrete and have replaced one squeegee blade in nine months" tells you something real. Check whether the reviewer's use case matches yours—a review from a car dealership polishing a smooth showroom floor has no bearing on a warehouse covered in dust and oil.
Watch the volume and pattern. A mini scrubber with twelve total reviews, half of them posted in the first week, all five stars—walk away. Genuine reviews accumulate over time, and they include some 3- and 4-star ratings with specific complaints. Search for the model name plus "problems" and read what shows up. Complaints tell you more than praise.
One more thing: per FTC guidelines (ftc.gov), endorsements have to be truthful, substantiated, and clearly disclosed if they're paid. Fake reviews violate FTC rules. But enforcement is reactive, and the rules don't stop a brand from planting reviews in the short term. You still have to do the vetting yourself.
Step 6: Look at the Full Product Line
Here's an angle that doesn't get enough attention: when you buy a floor scrubber, you're also betting on the manufacturer's long-term commitment to the category.
A manufacturer that only makes a single scrubber model has less at stake than one that builds scrubbers, sweepers, and specialty machines. The broader the line, the more likely they'll keep supporting older models, keep distributing parts, and keep investing in engineering. The product line is a stability signal.

- Downtime: what is an hour of floor scrubbing worth if the machine is in the shop? For a 50,000-square-foot warehouse, that's not zero.
- Resale value. Some brands hold it; some don't.
That $1,500 saving I mentioned? It turned into about $2,800 in repairs and downtime over two years. Saved a little, paid a lot more. Penny wise, pound foolish—the phrase exists for a reason.
Common Mistakes I Still See on Purchase Orders
Three of them, in no particular order.
Skipping the on-site demo. Spec sheets don't clean floors. Machines do. If a dealer won't arrange a demo on your floor with your dirt, treat that as a red flag and move on.
Not training operators. The best scrubber in the world underperforms in hands that haven't been trained on it. Build a half-day training session into the purchase contract and verify it happens before you accept delivery.
Ignoring the squeegee. Every buyer checks the brushes. Hardly anyone checks the squeegee. A worn or misadjusted squeegee leaves streaks and standing water, and it's the most common issue we see on returned machines. Ask about blade quality, downforce adjustment, and how quickly a replacement blade can be sourced. You'll be glad you did at the end of the first shift.
The fundamentals haven't changed: buy from a real manufacturer, match the machine to your floor, verify serviceability, and count the total cost. But the execution has changed. Battery chemistry, brush materials, and the number of fly-by-night import brands all mean you have to run a tighter investigation in 2025 than you did in 2020. Take the extra time. It's a lot cheaper than explaining to your boss why the new machine is sitting in the shop.
